New things have been happening at Brickrow and I can’t wait to share them with you! First off, our buyer’s class has returned. When we first introduced this class many of our clients took advantage of it and successfully purchased a new home within the next 3-7months. This free class will answer your home buying questions and help you better understand the process of home buying. Also, we have been helping more and more buyers get into escrow and become new homeowners, investors and more! This is very exciting as we are busy and ecstatic to help our clients and friends take advantage of the market. We are still seeing a trend of foreclosures and short sales in San Diego and our goal remains the same: to help our clients in distress in the most professional and compassionate way possible. This month we celebrate our Nations Independence, let’s not forget to celebrate our new homeowners and other friends who are starting a new beginning.

More and more buyers are taking advantage of the current market. But I can’t help but feel for families on the other end, losing their properties. For those families I give them these words: “whatever your situation, stay strong, stay close to your family and know that this is just a bump in the road… know that you will prevail another time and enjoy home ownership once more. I am here to help you… little by little you will again build a foundation for your future.” My ultimate goal in my profession is to help individuals and families with all of their home needs. A friendship is built and a path is made for a better tomorrow.

Last month has been exciting… I’ve been able to help many buyers find their ideal home and negotiate a great deal for them. I am looking forward to this month and the new adventures it will bring. Though many of my clients have or are experiencing foreclosure, their heads are high and dreams still alive. They continue to stay strong, allowing me to find them a rental and helping them move forward. I am continuing to help clients and honored that the referrals are staying strong.

This month I am trying to focus my newsletter and other articles on the gift of volunteering. I try my best to donate my time to several organizations and I couldn’t ask for a better outcome… to know that I really can make a difference (not cliché, true)! If you are interested in volunteering allow me to help you reach your goal. If you are in need of volunteers allow me to try to advocate for you. Helping you buy and sell real estate is how I survive financially but, helping people in my community by volunteering is how I survive all together as a person. Become a volunteer today, even just a few hours a month can help in more ways than you can imagine.

This month is filled with excitement as we enter into the third month of the New Year. We are working strong and continue to be committed to your satisfaction and loyalty. This month we have added a new HOA to manage plus two of our clients will be opening escrow and soon move into their new homes! I can’t emphasize how vital a client means to me. I chose this profession because I get to help my clients throughout life in one of the biggest investments they will ever make: Purchasing the American Dream. This month we have taken on two new HOA Associations and closed two escrows. We have been involved with many community activities and look forward to more community involvement. A: I cannot predict the future however, I can tell you this. Home prices have decreased in record numbers and more and more buyers and investors are being aware of that and taking advantage of the market today. Buying a home/condo at this moment is definitely in your favor. You have the power to obtain things that weren’t attainable or as negotiable as before. I wouldn’t wait for prices to “decrease more” because prices have already done that over the past year in particular. Now is the time to find the right deal and find something that you can financially afford and live in comfortably or rent comfortably.

JANUARY 2008

The New Year is filled with tons of new endeavors, from resolutions to hard work and even parenting. The New Year brings a promise to ones life that allows us to be who we are and more. I hope that you were able to enjoy the past holidays and New Year and are now ready to take on a new chapter in your life. As for me and The Brickrow Group, we are growing strong. The current housing market has not the best market to be in for some of you but, I believe that we will move on from this housing market and move forward with a new one. I have confidence that prices will become steady and this “bad” market would be a thing of the past. I am continuing my career in Real Estate because helping out people is worth every minute of it. Currently, I am still assisting in helping buy and sell residential real estate as well as excelling in commercial real estate. I am continuing to further educate myself to allow my knowledge to grow in this ever changing market. Hopefully, I will be able to assist you one day (unless I already am!) and prove to be a great asset to you and your family. December already!


It is almost the end of the year and there is so much to do with so little time, but don’t forget that December is a time of holiday celebration and family gatherings. So please enjoy this calendar of events in San Diego and see all the great activities that can be enjoyed in America’s Finest City. Speaking of December Activities, The Brickrow Group is holding it’s first annual holiday drive. Feel free to stop on by our office and donate whatever you can to benefit families in San Diego. Items can be toys, personal hygiene products or anything really… our goal is to help families in need. Your donation does not have to be large, because we are large in numbers and we can make a difference for someone! Speaking of making a difference, I would like to announce Mark and May… new homeowners in San Diego. Believe it or not it took them one year to finally get into a home but it was well worth the wait. They took advantage of market, saved money and bought a home. Now they will be able to celebrate their holiday traditions at their new Chula Vista home! On the other hand I had a client come to me three weeks before foreclosure, unfortunately with the market that we are in, the home foreclosed but their spirits didn’t fall short. We were able to get them into a rental and helped them get situated. Though they lost there home they know that there will be a time again to buy. Right now, it’s saving time for them and spending the holidays with their family, because they have each other, they feel they have all they need for now… Well my friends, I hope you enjoy this edition of The Brickrow Reader/Newsletter and know that you are all in my thoughts. November already!

It amazes me how quick this year is coming to an end… Before we know it 2007 will come to an end and a whole new set of resolutions will come into play. I thought I’d share with you in this month’s newsletter what it is I am thankful for (being Thanksgiving time and all)… so here it goes, I am thankful for my family for which I wouldn’t know what to do without. I am thankful for my growing career and being able to help people on a daily basis with so many things. I am thankful for love, for without that, where would we all be? I am thankful for my friends, for they are the ones I share my good times and laughter with. I am thankful for the patience given to my family for allowing me to do all that I love, volunteering, PTA, school, public speaking, career and so much more that can take mommy everywhere everyday sometimes! But out of all of this, it is my family that I cannot do without. You see, it isn’t just my immediate relatives… I have been fortunate enough to expand this part of me to a growing family that I admire and care for. On my website I’ve already had a few people write to me and share what it is they are thankful for and I wanted to share this with you: “Dear Vanessa, buying a home was a dream away… I thought that when I met you and explained our situation you’d turn away, but you didn’t. Knowing that by December we will have a new home means a lot, knowing that we explained our situation last year to you and you stuck it through means the world. For that I am Thankful.” Wow! That alone is rewarding. Last month we as San Diegans suffered a great disaster, the wildfires. So many people lost their homes and all of their precious memories, but what I found by watching the news and speaking to victims first hand, was that no matter what, they had each other and that is what they were thankful for. With that said, enclosed is a calendar of San Diego Area Events… Be sure to get out there with your friends and/or family and enjoy what it is we as San Diegans have! With so much going on in October how do we keep up with all the fun? Well, thanks to my friends at
Lawyer’s Title now we can! Check out my hm page for a new event in San Diego for the month of
October. There is a lot of good stuff going on in San Diego this month! Speaking of which, it’s with
great pride and pleasure to announce a new homeowner in San Diego! Now, this young couple
decided to do something with the fact that they were tired of renting. So, after four months of die-
hard savings and getting their credit in place and of course with a little team work, September 29th
marked the beginning of a new life for Alan and Samantha as homeowners AKA the Close Of
Escrow! See, stories like these aren’t another tall tale, they are fact and happening! Buying a home
isn’t a century away, find the right realtor, work together and with time, you too could find your
home and own it! “But I already own a home Vanessa…” Well, that’s fine too! Unfortunately, the
truth is that many home owners are struggling right now which isn’t right, but none the less, it is
happening. If you need someone to just chat with your bank and try to rearrange some numbers I
can do that for you. Or, if you just want to sell, know that no matter what market, I will work
diligently to get you the best offer out there. Well, enough about that I want to share one more
story of a family… they are in a rental nightmare! Buying a home hasn’t been the easiest thing, but
I’ve learned that this family is the type that sticks together. It’s amazing to me how their love pulls
them through as they move from their rental of many years to a new rental… it seemed like every
step we were taking led us to a step backwards, but visiting them and seeing there smiles and
hopefulness makes me truly believe that there are people out there who know it can be done
(buying a home), it’s just going to take time. It’s not like before where all you had to do was take a
breath and you got a loan. Loans applicants are now being selected by the banks. But I believe in
this family, when I ask them for something they are quick to get together and hand me what I
need, which I appreciate more than they know. I would like to ask you all to keep this family in your
thoughts; my goal is to have them own a home by February of 2008. They are truly hard workers
and a very loving family who deserve to finally call a place home. I’ll give you their update soon!
Well my friends, I hope this letter finds you all in good health and I hope you are able to realize that
I’m working my heart away here in the Real Estate Business. I always welcome your thoughts,

New Month, New Beginning

Today I had a thought… We just entered into a new month and are now beginning a new season… why not begin new habits? Why wait until the new year? True Story: About five weeks ago I was approached by a young couple wanting to buy… this couple was expecting their first child and needed a new home… Their credit was “so-so” and they had no money to put down on a home. But they wanted to buy! Afraid of the worst (moving into a ‘dump’) they came to me. I sat with them and explained their options. They could have either moved into a mediocre place now, or give me time to work with them. In these five weeks I was able to get them started on a mini saving plan and got them to save a bit and put that money away for later… I then found them a wonderful condo and they just moved in 9.3.07. It is about $50 more than expected but they could handle it. As for the savings, they are little by little adding up for the right time to buy. See, right now MAY in fact, be the perfect time to buy (buyers market) but, it just isn’t the right time for them. By the time they are ready (next year 08’) they will have saved enough for an appraisal, the inspections, deposit, and even enough to clear some credit issues. I gave them this saving plan which they could handle and will continue to work with them and meet them once a month to answer their questions, give them advice on their plan and the home buying process and just remind them that they are not out of the loop for buying a new home. See normally, my old habit would have been to really have them buy now! But, I have done this now with over 15 clients and it brings to them a sense of trust and ambition to buy. Out of these 15 clients 3 will be ready to buy by January 08’. It’s not like before where anyone could get a loan… Thank God! That was scary! It’s back to the best thing, where buying a home is a prominent thing and an accomplishment in its own. Where buying a home will be given with the rightful fixed rates and it is learned that adjustable rates aren’t fun. See, this is why I love what I do… I get to help people accomplish something so big and vital. It is a great feeling to write you these letters and let you know the wonderful things going on. It is a greater feeling when the people I know and trust give me the opportunity to help those they know and trust. That’s what it’s all about! Take care and happy September!
